The following general conditions are an integral part of the contract between the customer and the Residence "Oasi del Viandante".
The contract is governed by the following provisions and Legislative Decree n. 111 of 17 March 1977 by Directive 90/314 / EEC, international conventions, and in particular by the Brussels Convention of April 23, 1970, implemented by Law December 27, 1977, 1084, the Warsaw Convention of 12 October 1929 on international air transport, enforced by the law March 2, 1963, n. 806 as applicable to the services of the package, as well as the forecasts of the Civil Code and other rules of domestic law, as it does not derogate from the provisions of this contract.
3. ENTERING, CONCLUSION OF CONTRACT AND PAYMENT TERMS
The Client may make a reservation either by phone or on-line for which will receive a written confirmation.
Within 48 hours, the customer must pay a deposit of 30% and the balance 30 days before departure.
The contract will be considered definitive with the payment. If there are differences between the data on your statement and information received from the website, with this first payment will be automatically confirmed those shown on your statement.
In case of failure to pay within 5 days of the reservation will be canceled.
In the event that the booking is made within 30 days from the date of arrival, you must pay the balance immediately upon confirmation and activation of the contract and only after the payment will be sent to the customer the travel documents.
4. SERVICES AND PRICES
The prices are per week based on the period indicated in the price column. The minimum stay in high season is 7 days from Saturday to Saturday arrival and departure while in low and mid season you can also make short nights. If the stay comprises of 2 different seasons we will be calculated taking into account exactly the number of days for each period.
The rent includes all energy consumption, final cleaning, bed linen, bathroom and kitchen. Any additional services such as extra cleaning, linen change, etc., are to be paid locally. The information on the internet regarding the existing facilities in the resort (transport, shops, restaurants etc ..) are provided by third parties, so it is possible that there are not communicated any changes.
They may also experience a disruption in the supply of services such as gas, water and electricity. In these cases and for adverse weather conditions, Residence Oasi del Viandante can not be held responsible.
5. CHANGES IN PRICE AND SERVICES
The descriptions of the apartments and the prices are prepared with care; however, they may undergo changes that will be announced at time of booking and confirmation.
It might be the case where such changes are found to have been completed the contract. If it comes to changes on essential points of the contract you have the option to request the waiver, without charge, within five days. So you will receive the full refund of the amount paid.
6. DEPARTURES, ARRIVALS AND STAYS MORE SHORT OR EXTENSIONS OF STAY
The arrival time is between 15:00 and 18:00 and departure by 10:00. If you can not arrive within these hours, must immediately contact the Residence.
In case you can not occupy the apartment on the day or time scheduled problems during the trip, strikes, or for personal reasons, no refund will be done.
The same rule applies in case of early departures. To extend your stay you must contact in time our reservation team.
7. CANCELLATION OF THE CONTRACT BY THE CLIENT
In the case of cancellation of reservation 30% deposit of the order will not be refunded. Administration of residence in some cases can transfer clients arrival date in the case of availability.
8. ALTERNATIVE OR CANCELLATION OF AGREEMENT BY THE RESIDENCE OASIS OF THE HIKER
Residence Oasi del Viandante reserves the right to replace the booked apartment with an offer of equal value in the event of unexpected circumstances. In case of force majeure (natural calamities, fire booked and technical failures), the Residence has the right to cancel the contract and reimburse in full the amount paid.
9. OBLIGATIONS OF THE CUSTOMER
The occupation is limited to the number of people mentioned on the contract. The manager of the Reception may refuse entry to any other people. The Customer promises to occupy the accommodations respecting the rules of good neighborhood.
Dishwashing and cooking equipment must be cleaned by the customer as not included in the final cleaning.
10. COMPLAINTS AND CLAIMS
If on your arrival or during your stay you find some differences with the booking, we advise you to directly contact the Chief receptionist which will be able to resolve the situation or otherwise to do refund.
If the characteristics of the accommodation booked were to differ substantially from what is written on the contract, such as to enable you an adequate stay, Residence Oasi del Viandante will undertake to make available to you an alternative of equal quality.
In case it was not possible due to lack of availability or if you refused for valid reasons the alternative offered, Residence Oasi del Viandante will refund the full amount paid for the accommodation.
11. LIABILITY 'ATTRIBUTABLE TO RESIDENCE OASI DEL VIANDANTE
Residence Oasi del Viandante is not responsible in the following cases:
negligence or omissions of third parties
in case of force majeure or an event that neither the Residence Oasi del Viandante nor its representatives can be held liable despite their diligence
Theft from the apartments; d) accidents in the common areas of the Residence derived from non-compliance of the residential Regulation;
Any dispute of this contract will be settled exclusively by the Court of Lecco.
